On 2-9-17 representatives from Toscana spoke to the Realtor Marketing Session and gave us an update. They estimate 50% are part time residents. Statesman owns 53 acres on the north side of Deer Valley Road between Marriott Drive and 56th St., about half of which is built up. A portion of this community is being marketed and sold as a "102 room luxury condo hotel". The entire parcel is zoned for 1568 units. The east end of the property will be assisted living. "Age Targeted" rentals (short term rentals have been approved per the representatives) will be on the west end of the property in a single building. The rental building will be called "Montreaux. Also on the west side of the property will be a group of 4 super upgraded/amenitied buildings. These will be called "Lux of Toscana" and be 1400 sq ft to 2000 sq ft. This is the 5-6 year plan for the property.
